We use an application process to lease our homes. Once you have made an appointment, download our application to have ready after the showing if you want to move forward with the process. We do not charge an application fee, but do preform background/credit checks.

Your website only shows 1 or 2 homes at a time. Do you have others?
Yes – we have approximately 20 properties in the North Knoxville area. We only show houses that are currently available. However, feel free to check in with us for homes that are coming available in the future.
What is your pet policy?
We love our pets and know you do too. Our pet policy depends on the type and number of pets and which house is offered. We typically charge a one-time pet fee that varies with the type, size and quantity of approved pets.
What is the amount of your security deposit?
Our security deposit typically is based on the monthly rent amount and will vary by property.
Do you charge an application fee?
No, we do not charge an application fee.
What length of leases do you allow?
Our minimum lease term is 1 year.
Do you know what the utility bills typically run for a home?
This varies with each house and depends on the home’s layout and the number of occupants. We make every effort to properly insulate homes and keep HVAC systems in good working order. We encourage all perspective tenants to call the Knoxville Utilities Board (KUB) at 865.524.2911, and ask for a history of the utility charges.
Do you provide lawn care?
With the exception of our duplex homes, tenants are responsible for lawn care. We offer tenants a list of reasonable and reliable lawn care people that we are happy to recommend.
Do you allow smoking in your homes?
Smoking is not allowed inside our homes, however many of our homes have porches where you may smoke if you need.
